Terms and Conditions
Please read these conditions carefully. They set out the agreement between you and the owner of the cottage. Your contract will be with the accommodation owner (referred to as owner from now on). In making a booking you confirm that you are 18 years of age and have the authority to accept and do accept on behalf of your party the terms and conditions set out below.
Terms. All terms are either per week or per short break (start day as specified on booking confirmation) for the accommodation as described and illustrated. The arrival time is 3pm and departure time is 10am, these will be shown on your booking confirmation. You are required to leave the accommodation in a clean and tidy condition and you are responsible for any damage or loss sustained during your stay.
Your Booking. All offers and bookings are subject to availability. Once booking confirmation has been issued and we are in receipt of your deposit, this signifies a binding contract between you and the owner. When you receive your booking confirmation, please ensure that you check your booking details carefully. If anything is not correct, you must make us aware immediately.
Payment. When you book your accommodation you must pay 25% deposit of the total booking value.
The balance is due 10 weeks before your arrival date at the accommodation. Bookings made within 10 weeks of your arrival date, must be paid in full at time of booking.
Cancellation By You. To change or cancel your booking the lead person must telephone the number shown on your booking confirmation as soon as possible. You must also immediately confirm your cancellation in writing at the address shown. Depending on your reason for cancellation, you may receive a refund authorised by the owner of all monies you have paid for your booking. Cancellation charges are set out below;

*Please note: The cancellation charge applicable will be equal to the loss of deposit or the percentage shown, whichever is higher.
Cancellation By The Owner. Occasionally in circumstances beyond our control, the owner may have to cancel your booking. We will inform you as soon as possible, and offer you alternative accommodation or a full refund. We regret that we cannot offer any form of compensation or reimbursement of any expenses or costs incurred as a result of any cancellation or change.
Fuel Surcharge. The accommodation uses oil for heating purposes, this is charged out to you at a daily rate, which is pre paid prior to your arrival. Charges are set out below;

Behaviour. The owner reserves the right to terminate a holiday, if the unreasonable behaviour of anyone in your party is to cause danger or significant annoyance to others or damage to the property. This may include smoking in prohibited areas, loud music/noise after 11pm or before 8am.
Damages. You and your party are liable for any damage caused to the property during your stay. The owner is permitted to enter the property at all reasonable times with necessary workmen and appliances upon giving 24 hours notice, except in cases of emergency.
Pets. You must get prior consent from the owner before allowing pets to enter the property.
Vehicles. All vehicles and their contents are left at your own risk, the owner is not responsible for any loss or damage caused to your or to any other vehicle.
Complaints. Every effort has been made that you have an enjoyable holiday. If, however you have cause for concern the owner is anxious that corrective action is taken straight away. It is essential that you contact the owner immediately if any problems arise so that it can be dealt with promptly.
Insurance. It is the owners obligation to keep his property and contents insured at all times against loss or damage by fire and any other risks he decides to insure against at his discretion.
Data Protection Policy. For purposes of processing your booking we need to use the information you provide such as name, address, payment details etc and send it to the owner. We will not disclose any information to any person who is not responsible for any part of your accommodation.
